            <title>abruzzo is a hot place</title>

            <description><![CDATA[having taken part for our sins in a TV programme to help in selling our own house... the phrase that sticks in my mind is the &quot;new hot spot&quot; when referring to abruzzo...<br />

and since then everything i read seems to either use the same term or words with effectively the same meaning... hidden or secret ,unknown,undiscovered... etc etc<br />
<br />
strange words in my mind because it seems to me they are a bit out of date,the region has been on the map a long time and especially here in the Teramo province has always been popular with Italians at the very least<br />
<br />
what is new i guess is that more UK comapnies are trying to sell here, and want to suggest to a buying public that there are bargains to be had with profits to be made as the area becomes overun with desperate house seekers,<br />
<br />
my opinion on this approach is that most of it is sales drivel, Abruzzo does offer value for money, but it does not offer anyone a get rich quick investment opportunity and often the talk of this type is aimed at eselling properties in the very low price range bracket with so many problems attached that by the time you have recuperated the property if you were to sell within the next five years or even a hundred although its hard to predict anything that far ahead it wouldnt be at a staggering profit you would be more than lucky to break even<br />

why do i belive this ...&nbsp; because the mass of compnies that now sell here with hundreds if not thousands of properties on their books are aimed at a pretty small market of purchasers... and they are selling these cheap properties in areas where no italain from outside abruzzo would be purchasing in... <br />
<br />
to the west of the appenines you will find that prices are so low because of inherent difficulties of extremely cold winters, high rainfall and excessively hot summers, poor coastal access , very little incoming investment , very low population counts so villages are basically dying... you might well end up with a cheap initial buy... but to get a pint of milk or vist a bank... could mean a day trip out... <br />

regional and eu grants keep getting poured into the areas and companies take up tax break investments and start factories which fold as soon as the breaks stop... new roads get built but then are not maintained...sites cleared for industrial areas ... but nothing built execpt empty roads and lines of lamposts...<br />
<br />
its is funny that the two areas...east and west are so different... pescara vasto and teramo are all busy and vibrant areas , villages ful of people, winter and summer, <br />
&nbsp;<br />
so i would say its worth thinking a bit before you accept the hot spot theory... they show you properties in the adraitic side and say this could soon be what your house is worth... but it will not happen... and even if you are not buying to increase your wealth...&nbsp; is your dream of italy sitting round a fire for 6 months of the year to keep warm... or haviung to spend hours commuting to find a shopping area...<br />

an obviously biased view living here in Teramo... but my in laws have a house in castel di sangro so i do know the aquila side well...&nbsp; there are nice spots there... and it will suit many... but it will not achieve the hot spot status so often mentioned...<br />
<br />
oh yes and one thing...keep away from the Bussi area...its an environmental disaster point... and basically any houses already bought in that area are worth nothing...and no one will be buying there unless they have to for quite a while...even on the adriatic side where the river flows along the valley to pescara...is now an environmental disater zone as the waste from the dump is carried down stream... &nbsp;<br /><small>Published using FREE <a href="http://www.hitrss.com/">HitRSS</a></small>]]></description>

            <description><![CDATA[<p>we work in teramo and we live n teramo so you could say its our preffered region</p>
<p>what makes it that way for us is that it is the province in abruzzo with the most to offer in terms of a good satndard orf living and quality.</p>
<p>We know the province of Aquila well, my parents in law have a holiiday home in Castel di Sangro, basically they live in Camapnia in the city and this is the closest area of Abruzzo to them.... many people from naples and that area have holiday homes there and it has made the prices quite high</p>
<p>the rest of that province they are low, especially in the villages where life has almost deserted the area,italians have moved away,no one is interested in buying because of the freezing cold winters and the very hot summers...compare say a yearly temperture chart for L'aquila against one for Pescara and you will see what i mean</p>
<p>apart from that it is very barren in certain areas, large problems with illegal dumps and lots of rain</p>
<p>then you get the area to the east between mountains and sea.. i divide this into three areas..</p>
<p>south of pescara,chiti province..which stretches all the way down to the sangro valley... here again serious infrastructure problems and where it has been developed say lanciano and vasto great amounts of ugly concrete.. higher than average crime for the region.. there are problems with gangs from puglia using the motoraway to make quick raids, problems with structures..both eartquakes and mudlides are significant problems..&nbsp;</p>
<p>Pesacar and the surrounding villages... pesacar is a nice city...too big for me... it takes too long to park... but its cvibrant and developing... problems here with pollution from industry and dumping along the valley between bussi and the sea... biggest illegal toxic dump found at the source of the river around popoli.. and prices.. they are high and getting higher as the city grows and people move out or the hills are covered in new apartment blocks..</p>
<p>which is basically a quick synopsis of why i choose the province of Teramo.. we can get through to Rome on our own motorway under the gran sasso in 75 mins... all the coast has blue flags.. and although to my mind is over developed it is very clean and tidy and the facilities are good... teramo is expanding...slwer than pescara.. but it has shopping centres..a motorway down to the coast but still maintains a sort of friendly local atmospher...university good... prices medium.. crime the lowest in the region... biggest national park in the region... he only area with well developed skiing on this side of the mountains...and its only a half hour dribve through the tunnel to reach assergi and the skiing o the west side...</p>
<p>anyway they are my views... happy if you would like to ask further questions..as to the why..or een comment on what you think is wrong with my reasoning... saying all that abruuzo as a whole offers much... but really if i was buying a home in abruzzo i would be choosing the province of Teramo to look in.</p>

            <description><![CDATA[For many non italian buyers the concerns when buying property in italy as regards the process can be confusing.<br />
With Absolutely Abruzzo we belive we have set up an estate agencey that can make that process transparent and relatively easy.<br />
The first point to note that it is usually better to deal with a registered agency here in Italy. Basically you need to check the company you are intending to view properties with is registered with th chamber of commerce to actually be licensed to sell property. Next all legal companies here have to have a P.IVA number displayed. Both the registration of the company and the IVA number should be displayed on the website.<br />
The next point is who are you dealing with?<br />
Many houses for sale in Abruzzo seem to appear on lots of generic sites. Thats fine, they are advert mediums, but a generic site selling property all over Italy should lead to a company web site with that companies details. None of these generic sites based outside of Italy check any of the legal basis for that companies right to sell property here.Italian sites generally require you to fill in a more detailed form showing your legal status here. Its a shame non italian sites do not do some basic checking, but its generally the case that not many english specialist agencies can register on Italian sites. Or even sell to Italians, because tey know the right questions to ask.<br />
If you get the basic start right its no guarantee, but it helps.<br />
Then look at a website, and ask qusetions about properties and see if people running it actually know much about their own properties, can provide details.<br />
